Painting in Miami

Miami is hard on paint, and the reason is not just the sun.

Heat and UV fade color, but what actually destroys an exterior here is moisture. Miami runs high humidity most of the year and takes daily rain through the wet season. Water gets behind paint that was applied over unsealed or unprimed stucco, and once it is behind the film the paint releases in sheets.

That is why the prep matters more here than almost anywhere else in the country. A crew that pressure washes, lets the surface dry properly, patches the cracks and primes the bare spots will give you a repaint that holds. A crew that shows up and starts rolling will give you a repaint that looks perfect for one season.

  • Pressure wash, then adequate dry time before any coating
  • Stucco cracks patched, not painted over
  • Caulk replaced around windows and door frames
  • Primer on bare, patched and previously stained areas
  • Paint rated for high UV and heavy humidity
  • Mildew treated at the source, not covered up
  • Work scheduled around the afternoon rain pattern
  • Two full coats, with a walkthrough before the crew leaves

Neighborhoods

Where we paint in Miami.

Miami is not one kind of house. A 1940s bungalow in Shenandoah, a Coconut Grove property under heavy tree cover and a Brickell condo interior are three different jobs with three different scopes.

Brickell & Downtown

Mostly condo and apartment interiors. Building access, elevator scheduling and low-odor products for occupied units are part of the plan, not an afterthought.

Coconut Grove

Older homes under a dense tree canopy. Shade holds moisture against the walls, so mildew treatment and proper dry time carry more weight here.

Coral Way & The Roads

Pre-war and mid-century homes, a lot of original stucco and wood trim. Patching and caulk work is usually a real part of the scope.

Little Havana & Shenandoah

Compact single-family homes, many with decades of paint layers. Surfaces get checked for adhesion before a new coat goes on top.

Wynwood & Edgewater

Mixed residential and converted properties. Interior repaints between tenants and full exterior refreshes on smaller buildings.

Miami Beach & the islands

Direct salt exposure. Coastal properties need a coating system built for salt air, and the trim and metal work need attention first.

Questions

Miami homeowners ask us this.

How often does a house in Miami need repainting?

Exteriors here work harder than almost anywhere. Sun, salt and the wet season shorten the life of a coating compared to a dry climate. A properly prepped exterior holds for years, while a rushed one starts showing chalky patches and streaking under the roofline much sooner. If you are already seeing that, the paint film has stopped protecting the wall.

Can you paint during the rainy season?

Yes, exterior work just gets scheduled around it. South Florida rain is usually an afternoon pattern rather than an all-day event, so crews work the dry window and stop before surfaces get wet. What does not happen is coating a wall that has not fully dried.

My stucco is cracked. Do I need to fix that first?

Cosmetic cracks are patched as part of the prep, so no separate contractor is needed. If the painter finds damage that is structural rather than cosmetic, it gets flagged in the quote rather than painted over. Covering damaged stucco is how a small repair turns into a large one.

Do you paint condos and apartments?

Yes. Condo interiors are a large part of the work in Brickell, Edgewater and Miami Beach. Building rules on access, work hours and certificates of insurance are handled before the crew shows up.

Are you licensed and insured?

Every painter we match you with is licensed and insured, verified before anyone is sent to your address. The work is performed by that independent licensed professional.
